Wholesale or Contractor? These are common considerations when building or remodeling your dream home. But since we all crave a quality development process, organized; on time; but not always requiring supervision, it is a good idea to choose the services of a contractor.

The discussion doesn’t end there. Choosing the right contractor service is another challenge we have to face. This time, Perez will share some tips you can do before choosing a good construction service company to make your dream home a reality. Enjoy!

1. First, identify the contractor, then identify the concept.

In many cases, contractors work with a number of other parties, including interior designers, building materials suppliers, etc. It will be more efficient if you know and understand who your “team” members are from the beginning when building your dream home. This will allow all parties involved to sit together and plan everything in detail from the beginning. This is better than focusing on your own concept or design first, but it will ultimately hinder the process as you will not be sure that the parties involved can achieve it and will have to revisit everything.

2. Verify that the contractor is a corporation.

The legal status of the contractor is also the most important factor to consider before choosing one. The ideal contractor is a legal entity, a company with a formal operating license and a clear office or operating base. In addition, it is an added value if the contractor has a good digital footprint.

3. Think about the power of recommendations.

A great contractor can’t necessarily be separated from the strength of their referrals or how often they are used as a reference by many people. If you are untrackable or are building or remodeling your first home, you can check out the referrals of previous service users to reuse their digital footprint as a reference.

4. Prepare the following questions to ask potential contractors:

At a minimum, here are some basic questions to ask potential contractors you may be working with in the future:

  • Do they have a strong legal entity and do they have safety and insurance guarantees for their subcontractors and workers?
  • What sets them apart from other contractors in the area?
  • Estimate how much you will need to budget and how long it will take.
  • What is the right way to communicate to discuss development updates ? Schedule a weekly meeting , or I’m willing to discuss via text or phone at any time .

5. Learn about your major

It is not recommended to have a detailed concept before getting the right contractor, but you can at least get a “big picture” of your overall expectations for the job. This is to facilitate the process of choosing the right contractor, that is, to know what their specialty is. While some are known to be experts in carrying out simple projects , others have consistently been successful in building Scandinavian homes that fit the Indonesian context. Choose a builder whose expertise matches the main concept of your dream home.

6. Look carefully at the pricing details.

A good contractor can also be known by the way they explain the costs involved in the construction. They usually know what the most cost-effective method is and will be able to produce the best results. Make sure that this cost reference is readily available and study it carefully before you begin the work. This will give you complete control over the costs that arise. This is equivalent to maximizing your control and oversight over the progress of the project. This kind of transparency will also help reduce unexpected costs mid-way through the work.

7. Check the process and results of previous work.

Don’t take this issue lightly. It is a given that you should know the actual workflow and results of the contractor you will be providing services to. Here are some things you should know or do at the very least:

  • What is their digital footprint? Many professional contractors already have a digital footprint, such as their own web page. This can give you insight into their work ethics, corporate culture, and overall level of professionalism.
  • Reviews or comments from people who have used your service before. You have the right to ask them to contact you and learn more about their impressions and messages. It is an added value to have the opportunity to see the results of your work on previous projects.
  • Use the questions mentioned in the previous section to engage in conversations with potential contractors.
  • Also talk to any subcontractors or technicians who may be working on the project later.

8. Choose someone who is willing to enter into a formal contract.

Avoid business processes that rely 100% on mutual trust. Bind everything to a formal contract. A good contractor is someone who starts the contract discussions from the beginning. Usually, both parties write the contents of the current contract themselves. The contract usually includes the start date of the work (including the work schedule), cost details, types of materials used, payment method, and phases (if using an installment system).

9. Negotiating the warranty after project completion

No one can predict what a house will look like after it is remodeled or built. Don’t ignore the possibility that problems may arise after the work is completed. A good contractor is one who provides a warranty or guarantee for the results of his work. By talking about a warranty or guarantee, the contractor will be more careful and will make the team work as hard as possible to achieve a perfect result.
